AC Condensate Line Maintenance: How to Prevent Summer Water Damage in Dallas-Fort Worth

Why AC Condensate Lines Clog

Your air conditioner removes humidity from the air as part of the cooling process. This moisture condenses on the evaporator coil and drips into a drain pan, then flows through a condensate line to the outside of your home (or to a drain).

In DFW's humid summers, an AC system can produce 5-20 gallons of condensation per day. Over time, this moist environment allows algae, mold, and slime to grow inside the drain line, eventually blocking it completely.

What Happens When the Line Clogs

When your condensate line clogs, water backs up and overflows the drain pan. Where that water goes depends on your system:

  • Attic units: Water floods into the attic, saturating insulation and eventually leaking through ceilings
  • Closet/hallway units: Water floods onto floors and into wall cavities
  • Garage units: May seem less serious, but water can still damage stored items and create mold issues

Many newer homes have a secondary drain pan under the unit that's supposed to catch overflow, but these pans often aren't properly connected or have their own clogged drain lines.

How to Maintain Your AC Condensate Line

Monthly: Visual Inspection

  • Check the primary drain pan for standing water (there shouldn't be much)
  • Look at the secondary pan for any water (there should be none)
  • Check the outdoor drain termination point - water should be dripping when the AC runs

Quarterly: Flush the Line

  1. Turn off your AC system
  2. Locate the condensate line access point (usually a T-fitting with a cap near the indoor unit)
  3. Pour 1 cup of distilled white vinegar or a 50/50 bleach-water solution into the line
  4. Let it sit for a while to kill algae and break up buildup
  5. Flush with clean water
  6. Turn your AC back on

Annually: Professional Service

Have your HVAC system professionally serviced before summer. A technician can vacuum the line, clean the drain pan, and check for any issues. Many companies offer spring tune-up specials in March-April.

Install a Float Switch for Extra Protection

A condensate overflow float switch costs $30-50 and can save thousands in water damage. This simple device shuts off your AC if the drain pan fills with water, preventing overflow. It's one of the best investments for protecting your DFW home.
